What shapes roofs in the west
Three local boards, many suburbs
West Auckland takes in Henderson-Massey, the Waitākere Ranges and Whau local board areas: suburbs such as Henderson, Te Atatū, Massey, Rānui, Glen Eden, New Lynn and Titirangi, and usually Avondale and Blockhouse Bay too.
Damper than the airport
NIWA's Henderson River Park station averages 146 wet days a year against 129 at Auckland Airport, with a mean 9 am humidity of 86%. Damp, sheltered roofs grow moss and lichen faster.
Cloudbursts
On 12 March 2017 about 65mm of rain fell on the west of the city in an hour. Fire Service figures counted flooded homes in Glen Eden (65), Titirangi (43), Henderson (30) and Avondale (20).
Mostly standalone houses
At the 2023 Census, separate houses made up 80.2% of occupied homes in Henderson-Massey and 86.7% in the Waitākere Ranges area. Housing spread from rail settlements at Henderson, New Lynn and Glen Eden in the late 1800s to new estates at Massey East and Te Atatū in the 1970s.
Which jobs come up where
Suburban west: moss, spouting and tired roofs. In Henderson, Massey, Glen Eden and Te Atatū, the common calls are moss treatment, spouting that overflows in a downpour, and older roofs needing a repaint or a re-roof. See roof cleaning in Auckland and spouting in Auckland.
The bush: leaves and access. Around Titirangi, Laingholm and the ranges, the ranges get over 2,000 mm of rain a year and leaf litter is constant. Our Titirangi page goes into it.
Leaky-era houses. Henderson grew strongly through infill and redevelopment in the 2000s, and New Zealand's leaky homes problem centres on timber-framed homes built from 1988 to 2004. On a house from that window, a ceiling stain might be the cladding, not the roof. Start with condensation or a leak?
The surf coast: salt. Piha, Muriwai, Te Henga (Bethells) and Karekare are black-sand surf beaches, and E2/AS1 has a severe marine zone E for breaking surf beach fronts. NZ Steel's COLORSTEEL guide uses longer distances on the west coast: Very Severe runs from 50 to 500 m back. Have your roofer confirm the category for your address.
Our advice for West Auckland homes
Work out which west you live in before you take advice from a neighbour across town. In the suburbs, we'd treat moss early and check the spouting can handle a cloudburst. In the bush, we'd clean spouting on a schedule. On the coast, we'd get the steel product and fixings matched to your distance from the surf before anything is ordered.
