Whangārei roofsWarm, wet and close to the sea.
Whangārei is mild, so frost hardly matters, but winter rain is heavy and storms of tropical origin reach Northland about once or twice a year. Add salt off the harbour and strong northern sun, and roofs here wear in their own way. Tell us what you need and we'll look for a Whangārei roofer who specialises in exactly that, or say so straight away if we can't.

What Whangārei throws at a roof
Winter is the wet season
Whangārei Airport averages 1,300 mm a year, with July the wettest month at 169 mm and November the driest at 76 mm. Most of its 192 rain days come in June, July and August, which is when leaks show themselves and moss gets a foothold.
Storms from the tropics
NIWA says storms of tropical origin affect Northland about once or twice a year, mainly from December to April, usually with heavy rain and strong easterlies. Cyclone Gabrielle brought a precautionary state of emergency on 12 February 2023. Rain driven sideways by the wind tests flashings, ridges and spouting in a way ordinary rain doesn't.
The July 2008 storm
On 26 and 27 July 2008 a rapidly deepening low brought gusts over 130 km/h to Northland, cut power to about 25,000 homes and left Whangārei's CBD knee-deep in water. The airport's own record gust is 122 km/h, from the east, on 28 July 1982.
Harbour salt
Homes within 500 m of the coast or harbour, or 100 m of a tidal estuary or sheltered inlet, are in exposure Zone D under NZS 3604:2011. There, BRANZ says structural fixings other than nails and screws must be stainless steel, at least grade 304. Roofing steel and spouting have to suit the zone as well.
Strong sun, almost no frost or hail
NIWA says air frosts are rare in most of Northland, and the city station averages about 2,187 sunshine hours. UV isn't measured in Northland, but NIWA's nearest UV site, Leigh, peaks at a UV Index of 12.2 in January. Hail falls less than once in five years, so it's sun, rain and salt that wear roofs here.
A town that grew in the 1960s
Whangārei grew quickly in the 1960s, taking in Kamo and other outlying areas, and the district's dwelling count rose 8.0% from 2018 to 2023, reaching 41,538. So roofs range from decades-old iron to near-new. WorkSafe says homes built before 2000 may contain asbestos, so older roofs need checking before any cleaning or cutting.
Roofing jobs that come with the climate
Spouting and downpipes, for the winter rain and the summer downpours. See spouting in Whangārei.
Leak repairs after easterly storms. Roof leak repair and emergency roof repairs explain what happens next.
Moss and lichen through the damp months: moss treatment.
Painting or re-roofing. While iron or decramastic roofs are still sound, roof painting buys time; when they're not, it's a re-roof.
Consent, LBPs and storm insurance
Whangārei District Council handles building consents, and Northland Regional Council is the regional council. Replacing roofing like for like with a comparable product in the same position is usually exempt under Schedule 1, though exempt work still has to meet the Building Code and can't breach the district plan. A re-roof that does need consent is restricted building work, so it needs an LBP, who must give you and the council a Record of Work at the end.
If a storm damages your roof, your private insurer covers the house; the Natural Hazards Commission only covers storm and flood damage to the land. Photograph everything and talk to your insurer before permanent repairs. Our storm damage claims guide walks through it.
Before and after a storm
Tie down or bring in loose outdoor things before a forecast storm, but don't go up on the roof for any reason. Once it's passed, look from the ground. If water is getting close to lights or power points, switch off at the switchboard. On a home built before 2000, keep water-blasters away from the roof until it's been checked for asbestos.
What we'd do in Whangārei
We'd have the roof and spouting checked in spring, before the tropical storm season starts in December. Near the harbour, we'd make sure every fixing and flashing on a repair suits the exposure zone. And when a roof is at the end of its life, we'd ask the roofer to confirm the zone in writing before ordering steel.
