Roofers in Mount MaunganuiSurf on one side, a port on the other.

At Mount Maunganui the ocean surf beach and the harbour beach are only a couple of blocks apart, and the port and industrial area sit just to the south. That's a hard mix for any metal roof, so picking the right product for your exact block matters.

What a Mount Maunganui roof is up against

Two beaches, close together

Pilot Bay on the harbour and the ocean beach sit a couple of blocks apart at the foot of Mauao. NZS 3604's high sea-spray zone covers everything within 500 m of the coast, and E2/AS1 adds a severe marine zone E for breaking surf beach fronts.

Port and industry

The Port of Tauranga is partly on the harbour side. BRANZ reports that fertiliser manufacturing and shipping dominate sulphur dioxide levels in the southern part of the Mount, and particulate levels in the industrial area have approached or exceeded the national standard.

The January 2026 storm

Tauranga recorded 274 mm of rain on 21 January 2026, the highest one-day total in the country that month. The council says 42 landslides came down on Mauao, and one above the Beachside Holiday Park killed six people.

A tornado in 2015

On 13 May 2015 a tornado at Mount Maunganui damaged homes and the nearby Baypark Stadium.

From one house to thousands

The first home, built in 1906 at 4 Adams Avenue, still stands and is heritage listed. By 2023 Mount Maunganui had 8,316 dwellings.

COLORSTEEL near the east coast: NZ Steel's categories

Distance from the high-water lineWhat NZ Steel says
Extremely Severe0 to 25 mMAXAM not recommended; ALTIMATE (marine-grade aluminium) is warranted
Very Severe25 to 100 mHeavy salt deposits, almost constant salt smell
Severe100 to 500 mIncludes harbour foreshores; can stretch further inland with prevailing wind
Moderate500 m to 5 kmOccasional salt smell

How to use that table

NZ Steel calls the chart a guide only, and for anything within 100 metres of a saltwater body it asks you to contact it to confirm the warranty. It also lists sites near corrosive industrial emissions as special environments, which is worth raising if you live near the port.

Coastal roofs need more than the right sheet. Unwashed spots such as soffits, spouting undersides and areas under solar panels need hand washing every month in the Very Severe and Extremely Severe categories. See COLORSTEEL and re-roofing in Tauranga.

What we'd do at the Mount

Before ordering anything, we'd get the roofer to measure your distance from the surf and the harbour, name the COLORSTEEL category in the quote, and confirm the warranty with NZ Steel in writing. Then we'd put the eaves and spouting wash in the calendar, because the warranty depends on it. We'll pass the job to one checked roofer covering the Mount if we have one, and tell you if we don't.

Questions

Straight answers.

Which COLORSTEEL suits a house near the ocean beach?
It depends on the distance. Within 25 m of the high-water line NZ Steel doesn't recommend MAXAM and points to ALTIMATE instead. Further back, MAXAM is warranted with shorter terms closer to the sea. Have NZ Steel confirm the warranty for your address.
Does the port affect my roof?
It can. BRANZ found shipping and fertiliser manufacturing drive sulphur dioxide levels in the southern Mount, and NZ Steel treats sites near corrosive industrial emissions as special environments. Mention it to your roofer when choosing products.
Does insurance cover landslide damage to my house?
The Natural Hazards Commission covers landslide damage to your home and land, claimed through your home insurer. Storm damage to the house itself is a private insurance matter.
