Why Takapuna roofs age the way they do
Water on two sides
Takapuna is an isthmus between the Gulf and Shoal Bay, an arm of the Waitematā. NZS 3604 puts land within 500 m of the coast, harbours included, in exposure zone D, so check your zone even if your windows look at the neighbours rather than the sea.
Sheltered spots collect more salt
BRANZ testing on an Auckland building within 500 m of the harbour found sheltered positions collected about 3 to 8 times more salt than exposed ones. The metal roofing Code of Practice flags overhangs, unlined soffits and canopies for the same reason.
From summer houses to apartments
Villas went up beside Lake Pupuke from 1863, and by the 1930s summer residences were giving way to permanent homes. Terraces and apartments followed in the 1990s, and in the Devonport-Takapuna board area 33.2% of occupied dwellings were joined dwellings in 2023.
The January 2023 flood
On 27 January 2023, State Highway 1 at Esmonde Road was closed by flooding and slips, and neighbouring Milford had significant street flooding. The 2023 Census counted 4,707 dwellings in Takapuna itself.
What a quote for a roof near the beach should spell out
- The exposure zone or COLORSTEEL environmental category the roofer has assumed for your address
- The exact roofing product named, with a copy of its warranty (NZ Steel suggests asking for COLORSTEEL by name)
- A fastener class to suit the site: Dimond calls for at least Class 4 in Severe and Class 5 in Very Severe environments
- Cut-edge protection where the maker requires it in severe marine areas
- How the unwashed areas, like soffits, gutter undersides and spots under solar panels, should be maintained
- Whether the job needs a building consent, and who the LBP is if it does
Apartments and townhouses
If you own under a unit title, the roof is often common property, so the body corporate arranges the work through its committee or manager. Report leaks to them in writing, with photos and dates. If you rent, tell your landlord or property manager instead.
